Decatur vs. Hartselle vs. Huntsville: home values, rent, income, and commute compared

I get this question almost every week: "Should we buy in Decatur, Hartselle, or Huntsville?"

The honest answer is it depends on what you're after. But the numbers tell a pretty clear story, so let's start there.

The quick comparison

  • Decatur: $210,200 median home value · $61,563 median household income · $896 median rent · 63.3% homeowners · 21 min average commute
  • Hartselle: $203,800 median home value · $76,290 median household income · $804 median rent · 77.9% homeowners · 28 min average commute
  • Huntsville: $293,600 median home value · $74,714 median household income · $1,171 median rent · 58.3% homeowners · 20 min average commute

Hartselle: the most house for the paycheck

Hartselle has the lowest median home value of the three and the highest household income. Put those together and the median home costs about 2.7 times the median income. In Huntsville, it's closer to 3.9.

Nearly 8 in 10 Hartselle homes are owner-occupied. That shows up in the neighborhoods. People stay, and they take care of their places.

The trade-off is the drive. If you work at Redstone or Research Park, plan on a longer commute.

Decatur: river city value with a short drive

Decatur gives you a lot of the same value as Hartselle, with a shorter average commute and a real downtown on the Tennessee River. Historic districts, newer builds on the south side, and some of the best rental math in the area.

If you want character, water, and quick access to I-65 and I-565, Decatur is hard to beat.

Huntsville: jobs, growth, and every price point

Huntsville costs more, and it's not close. But it also has the job base, the restaurants, and the most growth of the three, up more than 18,000 people since 2020.

If you work in Huntsville and your time matters more than your mortgage, living close can be worth every dollar.

What about Madison and Athens?

Madison has the highest home values in the area, with a median around $398,800, but also the highest incomes, so it holds up better than you'd think. Athens is one of the fastest-growing cities in North Alabama, up from about 25,400 people in 2020 to more than 34,000 today.

One thing the Census can't tell you

These numbers are medians, and the home values are what owners estimate, not recent sale prices. Your street, your school zone, and the condition of the house will move the price more than any city average.
