Hartselle real estate market update: home prices, days on market, and new development

People keep asking me the same thing about Hartselle: "Is now a good time?"

Short answer: it's a balanced market. Not a frenzy. Not a fire sale. Homes are selling close to asking, but they're taking longer to get there. That changes the game for buyers and sellers both.

Here's what the numbers say, what's being built, and what I'd do with it.

The quick numbers

  • Median sale price: about $250,000 to $270,000, depending on the data source and whether you count city limits or the whole 35640 ZIP
  • Typical range: the middle half of recent sales landed between about $193,000 and $330,000
  • Price per square foot: about $149 to $151
  • Sale-to-list ratio: about 97.8%
  • Days on market: about 70 on average

Why the Census says $203,800 but homes sell for $250,000+

You may have seen $203,800 as the Hartselle median home value on my Hartselle page. That number is real. It's just measuring something different.

The Census asks owners what they think their home is worth, across every house in town, including plenty built in the 1950s and 60s that haven't hit the market in decades. Sale prices only count the homes that actually sold, and a good chunk of those are newer or updated.

Both numbers are true. Only one of them tells you what to offer.

What 70 days on market really means

Seventy days sounds slow. Here's my read.

The median Hartselle home that sold recently went from listed to under contract in about 36 days. The average is dragged up by homes that sit because they were priced like it was 2022.

So Hartselle isn't slow. It's picky. Priced right, homes move. Priced wrong, they sit, and then they sell for less than they would have.

What's being built in Hartselle

The city is spending money like it expects more people. A few projects worth knowing:

  • New fire station near I-65 Exit 328. Under construction off Shull Road. City leaders say new housing and businesses are coming around that exit, and they're aiming to finish the station early next year.
  • New library and event center. Still in planning. The city scrapped a two-building design and is moving toward one combined facility because the current library is out of room.
  • Bethel Road sidewalks. The city is chasing a grant to add sidewalks near the school and surrounding neighborhoods.
  • Sparkman Park upgrades. New landscaping, bridge and walkway repairs, and better signage.
  • Hartselle Health Park on U.S. 31. Cullman Regional's freestanding ER opened in January 2025, and an outpatient surgery center is slated for 2026 on the same campus.

Why it matters: infrastructure follows growth, and it also attracts it. The Exit 328 corridor is the part of town I'm watching closest.

If you're buying in Hartselle

  • You have more leverage than you did two years ago. Homes that have sat 60+ days are worth a conversation about price, closing costs, or repairs.
  • Don't confuse leverage with lowballing. Homes are still closing near 98% of list. A fresh, well-priced listing will still get attention.
  • Look past the averages. A $230,000 in-town ranch and a $380,000 new build near I-65 are two different markets. I'll pull the sales that match what you're actually shopping.

If you're selling in Hartselle

  • Your first two weeks matter most. That's when buyers are paying attention. Overprice it and you train the market to ignore you.
  • Condition shows up in price. With more choices on the market, buyers notice the difference between updated and "needs a little love."
  • Price off what sold, not what's listed. Active listings are wishes. Closed sales are facts.

If you're investing in Hartselle

Nearly 8 in 10 Hartselle homes are owner-occupied, so rental supply stays tight. That's good for landlords who buy right and bad for anyone who overpays and hopes rent bails them out.
